La ruta de la inversión privada en RD
La industria de la construcción ha registrado tasas de crecimiento significativas. A partir del 2014 se ha impulsado en gran medida por la inversión privada en proyectos habitacionales de viviendas de bajo costos.
Santiago
Los centros comerciales, tiendas, estructuras para la logística terrestre y las terminales de transporte de pasajeros activan los capitales en la “ciudad corazón”. La Circunvalación de Santiago, inaugurada en 2016, impulsa la aventura constructora en la zona.
La Ciudad Corazón ha recibido una inversión de sector privado de RD$10,526.69 millones para un total de 809 nuevas construcciones en 694,157.12 metros cuadrados con un total de 283 permisos otorgados.
La Vega
El comercio genera efectivo para la construcción. Además, la exportación de mango, calculada en US$17 millones anuales, produce el capital necesario para edificar más casas, comercios y almacenes agropecuarios.
Esta ciudad ha recibido una inversión del sector privado de RD$760.68 millones para un total de 117 construcciones en 50,759.02 metros cuadros con 44 permisos otorgados.
San Cristóbal
Dada su cercanía con los centros de trabajo de zonas francas de Haina y por ser la provincia más próxima al “polígono central” de Santo Domingo, se ha beneficiado del incremento de la oferta laboral; esto se ha reflejado en la construcción de nuevos establecimientos de negocios.
La misma ha recibido una inversión de RD$663.39 millones de pesos por parte del sector privado con los cuales se ha construido 18 nuevas edificaciones en 58,484.21 metros cuadrado con siete permisos otorgados.
Peravia
El Carnaval de esta provincia impulsa el turismo interno y hace que marcas de renombre construyan establecimientos de atención y entretenimiento. Municipios como Constanza y Jarabacoa, pináculos del veraneo de montaña, atraen constructores de villas y segundas casas.
Peravia ha recibido una inversión de RD$903.44 millones para 56 nuevas edificaciones en 71,086.04 metros cuadrado con cinco permisos otorgados.
De acuerdo con cifras de la Oficina Nacional de Estadística (ONE), la inversión privada en materia de construcción en República Dominicana ascendió a RD$108,188 millones al cierre de 2018. En los dos primeros meses de 2019 el monto se ubicaba en RD$38,591 millones.
Duarte
Las casas y edificios de apartamentos que se levantan en esta provincia, en especial en su municipio cabecera, San Francisco de Macorís, se financian en parte significativa con las remesas que envía la diáspora.
Duarte ha recibido una inversión de RD$1,077.69 millones para la construcción de 108 nuevos edificios en 73,256.46 metros cuadrado con 54 permisos otorgados.
Samaná
El “Mónaco del Caribe” ha experimentado ampliaciones en sus carreteras y acueductos con el potencial de atraer dinero en hoteles, estructuras logísticas y la sustitución de casas de madera por concreto.
El sector privado ha invertido RD$744.5 millones en la joya del Atlántico para unas 35 nuevas edificaciones en 44,158.76 metros cuadrados con nueve permisos otorgados.
La Altagracia
Los empresarios quieren aprovechar el flujo de inversión extranjera en la hotelería para invertir en redes de atención y servicio con miras a hacer más amigables polos turísticos como Punta Cana, Macao y Cap Cana.
Esta provincia ha recibido una inversión de RD$5,091.59 millones por parte del sector privado para unas 301 nuevas edificaciones en 325,792.8 metros cuadrados con 31 permisos otorgados.
La Romana
Casa de Campo anunció en 2018 que invertiría US$12 millones en la readecuación de algunas de sus unidades hoteleras. Otros empresarios locales manejan proyectos para fortalecer estructuras deportivas, habitacionales y comerciales.
La inversión del sector privado en La Romana ha sido de RD$606.54 millones para cinco nuevas edificaciones en 37,656.69 metros cuadrados con cinco permiso otorgados.
Distrito Nacional
Es la zona más dinámica del país en términos financieros. La construcción de plazas de locales comerciales no se detiene en el sector de Los Prados ni en El Vergel. Además, proyectos de edificación a pequeña escala en zonas de la capital se ofertan en planos en los clasificados de periódicos y redes sociales.
La inversión hecha en el DN por parte del sector privado ha sido de RD$ 1,077.69 millones para 906 nuevas edificaciones en 14, 453.07 metros cuadrado con 323 permiso otorgados.
Santo Domingo
En esta provincia, la Avenida España es la preferida para edificaciones altas. Aprovechando el litoral, el Ayuntamiento de Santo Domingo ha flexibilizado sus preceptos para permitir torres de hasta 42 pisos. Alrededor de la línea 2B del Metro de Santo Domingo y el Teleférico se ejecutan remodelaciones, anexos y nuevas viviendas.
Santo Domingo ha tenido una inversión de RD$62,346.79 millones para 9,969 nuevas edificaciones en 4,816,217.54 metros cuadrado con 330 permiso otorgados.
