Madrid y Aragón, caso omiso al Apocalipsis retail: más centros comerciales a pesar de la alta densidad
España se resiste al Apocalipsis retail. En los próximos dos años, España incorporará 984.489 metros cuadrados de superficie comercial. El país tiene una densidad comercial muy inferior a la del gigante americano y en línea con los países europeos, pero las nuevas aperturas se concentran en las zonas con mayor presencia de centros comerciales.
“El sur de Madrid es un mercado saturado”, aseguró Justo Martín, presidente del Congreso Español de Centros Comerciales y Parques Comerciales y presidente no ejecutivo de Carrefour Property, en declaraciones a EjePrime.
De hecho, la Comunidad de Madrid es una de las comunidades con mayor densidad comercial del país, con 479 metros cuadrados de superficie por cada mil habitantes. Además, en los próximos dos años, prevé incorporar 341.000 metros cuadrados, entre nuevas aperturas y ampliaciones de centros comerciales.
Entre ellos, se encuentra el proyecto Open Sky Shopping Center & The Village, de La Compañía de Phalsbourg, con una superficie de 91.000 metros cuadrados. “Los proyectos muy grandes necesitan más mercado y más recursos, por lo que son más complicados”, aseguró Eduardo Ceballos, presidente de la Asociación Española de Centros y Parques Comerciales (Aecc), en una entrevista a EjePrime. “No está claro que haya muchas ciudades que admitan proyectos gigantes”, añadió.
Con los nuevos centros, Madrid tendrá una densidad comercial de 530,8 metros cuadrados por cada mil habitantes
A Open Sky se suman las aperturas de los centros Solía, Álcora Plaza o X-Madrid, el último de los cuales abrirá sus puertas el 21 de noviembre. Además, tendrá lugar la ampliación de 200.000 metros cuadrados en Camino Real Shopping & Leisure Report. En total, 341.000 metros cuadrados comerciales más, para una de las comunidades con mayor densidad comercial. Con la incorporación de los nuevos centros, Madrid tendrá una densidad comercial de 530,8 metros cuadrados por cada mil habitantes.
Aragón, por su parte, es actualmente la comunidad con mayor densidad comercial, con 490,2 metros cuadrados por cada mil habitantes. Sin embargo, la comunidad sumará 70.000 metros cuadrados con la apertura del centro Torre Village, de Iberebro, en Zaragoza, alcanzando una densidad comercial de 543,6 metros cuadrados por cada mil habitantes.
Las cifras de Madrid y Aragón, sin embargo, continúan lejos de la densidad comercial de Estados Unidos. En el gigante americano hay 5.000 metros cuadrados por cada mil habitantes fruto de la proliferación de los centros comerciales, según un informe de la consultora Cbre publicado en noviembre de 2017.

Lar España ha abierto las puertas de su centro comercial en Sevilla, Lagoh, con una superficie de 100.000 metros cuadrados, el mayor complejo comercial de la ciudad hispalense. Además, está pendiente la apertura del centro Los Patios de Azahara, en Córdoba y El Canario, en Almería, de 10.000 metros cuadrados y 65.000 metros cuadrados, respectivamente.
Cataluña y Galicia están también en el top 5 de las comunidades que más metros cuadrados comerciales incorporarán en los próximos dos años. En Cataluña está pendiente la apertura de Nou Centre El Masnou, de 7.150 metros cuadrados, y la ampliación de los centros comerciales Sant Boi Xperience, Centro Comercial Terrassa y La Maquinista.
En Galicia se prevé la apertura de Way Orense, de Kronos, Vitalia Vigo y Cruceiro, con 18.100 metros, 43.080 metros y 40.000 metros cuadrados, respectivamente. Pese a estas incorporaciones, la comunidad que sufrió el efecto Marineda tiene una densidad comercial acorde con la media española, alrededor de los 350 metros cuadrados por cada mil habitantes.
