‘Skate’, surf y poco retail: la fórmula de X Madrid para hacer que los Z vuelvan al ‘mall’
Una gran equis da la bienvenida a los primeros visitantes de X-Madrid. El complejo, que abre hoy sus puertas al público, es la respuesta de Merlin Properties a la gran incógnita del retail: ¿cómo serán los centros comerciales del futuro? ¿Cómo se atrae a los millennials y a los Z a grades complejos a las afueras de las ciudades cuando cada vez más compras se realizan online?
Tras una inversión de cuarenta millones de euros y dos años de obras, que ayer aún terminaban los últimos detalles, el complejo abre hoy sus puertas con 97 locales, 22 containers y pop up stores destinados a operadores online que quieran dar el salto al mundo físico y que se pueden alquilar por un fin de semana o un periodo de quince días y más de 1.800 plazas de párking.
El ocio y las experiencias son la gran apuesta de este complejo comercial, alcanzando el 60% del espacio, mientras que el retail se queda con el 40% restante. Merlin prevé unos ingresos por rentas de cinco millones de euros anuales.
El nuevo centro comercial inicia operaciones con un 80% de ocupación, que alcanza el 93% si se tienen en cuenta los espacios ya alquilados pero que aún no han terminado las obras. Entre los espacios que aún están en desarrollo se encuentra el centro de buceo y apnea Marepolis, el único centro en España que ofrece la posibilidad de conseguir el título de buceo gracias a un tubo de veinte metros de profundidad.
Uno de los espacios que sí que están listos es Climbat, que cuenta con paredes de más de veinte metros para practicar la escalada y que será el primer espacio del centro comercial en acoger un gran evento, con la celebración este mismo fin de semana de la Copa de España de escalada.
El fin de semana del 7 y 8 de diciembre, Ongravity acogerá el Campeonato Nacional Roller Freestyle en el skate park indoor con el que cuenta en el centro, que también cuenta con cuerdas acrobáticas y camas elásticas profesionales. Además, el centro también cuenta con un espacio exterior. Entre los dos skate park suman más de 2.500 metros cuadrados. Además, no será necesario bajar de la bici, el monopatín o los patines para ir de un espacio al otro, ya que la planta baja está pensada para que puedan circular este tipo de vehículos.
X-Madrid abre sus puertas con una firme apuesta por la experiencia y el ocio
También en el exterior, se encuentra la primera ola continua que se instala en España, que permitirá que los amantes del surf puedan practicar este deporte en cualquier momento del año ya que ofrece trajes de neopreno a los usuarios para poder surfear incluso en invierno.
En este sentido, X-Madrid acoge a marcas que no se encuentran en los centros comerciales tradicionales, como la cadena de tatuajes La Mujer Barbuda, que podrá realizar hasta veinte tatoos a la vez y que ya tiene cola de espera hasta enero.
Por otro lado, X-Madrid celebrará las Navidades de una manera distinta, con exhibiciones de break dance, conciertos de rock, talleres eco o encuentros para los amantes de bailar swing. En este sentido, en mayo se prevé una gran fiesta con espectáculos, exhibiciones y competiciones organizadas por Red Bull.
Marcas como los supermercados ecológicos Veritas, que cuenta con un espacio de 500 metros cuadrados, la firma de bicicletas Treck o las motocicletas de Harley Davidson, que acogerá el primer encuentro de concesionarios de la marca en España, también están presentes en X-Madrid.
Además, la oferta de ocio del centro también incluye once salas de cine operadas por Ocine, que aterriza en el mercado del sur de Madrid, una bolera y centro recreativo de última generación en la que también se podrán recuperar juegos ochenteros como Invader o PacMan.
